This reveals a common misunderstanding of variable mortgage rate payments.
Your payment is fixed for the whole term of the mortgage, if you signed a
five year variable mortgage with a payment of $1000 it remains at that
amount for the full five years.
What changes is your amortization, when rates go down, your 25 year
mortgage am reduces by a few months, when rates go up, the opposite
happens.

Also, do you think Stephen Poloz is enriching himself by being BoC
governor? He makes $500k a year which is a generous salary, but he's not

Why is half of downtown empty?
Why is rush hour only 1/2 the length of time that it was during the boom time?
Why is the un-employment rate much higher than when it was before the recession?
People should never rely on one news source alone, but using more than
one data sources, and data points, measurements and put together your
own picture of what's happening around you.

much it costs to explore, develop and extract their resources ... then
do the math and you will start to understand why your job was lost while
theirs was not.
The plain fact of the matter is that virtually all Alberta oil is
relatively expensive oil, and the as yet developed oil is even more
expensive to extract. The money has dried up because the (somewhat
artificial) $100+/bbl oil has ceased and is unlikely to.

indicators, but Bank of Canada governor Stephen Poloz has room to

Bank of Canada governor Stephen Poloz always insists he doesn't play
politics. He also insists the bank is not concerned with the value of
the Canadian dollar.
But that may not be how the world sees it.
Markets now seem confident that Poloz will increase interest rates by
a quarter of a percentage point on Wednesday when he presents the
bank's latest Monetary Policy Report.
Canadians already know Poloz has power over their borrowing costs.
The expected hike in rates will be another blow to many heavily
mortgaged Canadians, who will once again have to look for extra cash to
top up their monthly payments.
But last Wednesday it seemed a Bank of Canada rate hike was far from a sure thing.
NAFTA or bust
The past week offered a fascinating insight into the power of Canada's central bank to respond to a political event.
The event in question was an "exclusive" report from the news agency
Reuters quoting unnamed Canadian government sources that U.S. President
Donald Trump was pulling the plug on the North American Free Trade
Agreement..
Described by one commentator as "a moment of high drama," CBC News confirmed the Canadian government was preparing for a collapse of the struggling trade deal.

Minister Justin Trudeau and U.S. President Donald Trump, the president's

In the bizarre world of Trump's outrageous statements and retractions, it's hard to be sure where the rumour started.
But a subsequent interview with Trump in the Wall Street Journal showed him backing away from any anti-trade sentiments with comments that included, "We've made a lot of headway."
From gloom to mere uncertainty
It was that abrupt one-day change from NAFTA gloom to regular old
NAFTA uncertainty that offered hints that Poloz has room to manoeuvre.
Or at least that is what market players believe.
Exactly how damaging a NAFTA pullout would be for the Canadian
economy remains in dispute. But evidently the people who trade in
Canadian dollars are worried about its impact.
Surveys by the business wire services show the most influential bank
economists are confident a rate rise is coming this week. One of the
reasons for that confidence is that they examine other market
indicators, including the Canadian dollar swaps market.
While putting up trade barriers to Canadian
goods may help U.S. producers in the short run, it might force Canada to
cut interest rates and drive the loonie lower. That would make Canada's

Those swaps, a composite of currency traders betting on where the
Canadian dollar will go next, are surprisingly accurate predictors of
what Poloz will do, possibly because traders mimic the considerations
the Bank of Canada uses in making its decision.
And a look at those bets over a week was instructive.
A stronger-than-expected Canadian jobs report on the previous Friday
sent market expectations of a January rate rise — which had been closer
to 50 per cent before Christmas — up to nearly 90 per cent. The loonie
climbed, too.
But following Wednesday's reports and rumours of NAFTA's sudden
death, those market expectations plunged to just above 60 per cent, and
with them the Canadian dollar.
Loonie's trade impact
When Trump suddenly appeared to put the brakes on those rumours,
expectations of a Poloz increase in rates jumped once again, and so did
the loonie.
What the market reaction to Trump's comments shows is that traders
believe Poloz would be willing to adjust interest rates to cope with a
sudden collapse in NAFTA. And that change in the trajectory of rates
would have a real political impact.
With two quarter-point rate cuts in 2015 following the crash in the
price of oil, the Bank of Canada showed it was not shy about
using interest rates to repair damage to the Canadian dollar caused by
forces outside Canada.
And while at the time Poloz and the bank put that in the context of
Canada's inflation rate and the economy's capacity, Canada's trade
partners saw it differently. To them is was an adjustment to the trade
relationship as a falling loonie made Canadian imports more expensive
and Canadian exports cheaper.

wages will help or hurt the wider economy, and increase or decrease job

The reaction to Trump's purported NAFTA ultimatum showed the markets
believed Poloz could make a similar move if the U.S. suddenly pulled out
of the trade deal.
Politically, that makes killing NAFTA less appealing to U.S.
businesses. By weakening the economy of their biggest trading partner, a
falling loonie would force Canadians to buy less while Canadian exports
became more competitive in world markets.
Of course, when Poloz speaks on Wednesday, the potential loss
of NAFTA will be only one of several considerations he will have to
address.
Inflation rising, but Canada to 'wane'
Surprisingly high core inflation numbers in the U.S. on Friday
seem to show the U.S. Fed will lead the Bank of Canada into further rate
increases later this year.
Canada will get its own reading on inflation at the end of this
month. But so far this country's core inflation remains below two per
cent, which gives Poloz some flexibility.
In other ways, the long-term outlook remains uncertain.
Rising minimum wages in Ontario and other provinces could increase
inflation. But there are signals things could be heading in the other
direction, especially if higher wages help take the economy off the
boil.
The high level of Canadian indebtedness could mean rising rates will
hit the economy much harder than its competitors, hurting real estate
and the strong construction industry it supports. Meanwhile, an internal
memo to Finance Minister Bill Morneau warns that the Canadian economy
is about to "wane."
With luck Poloz and his deputy Carolyn Wilkins will make sense of it all for us on Wednesday.
No, Calgary is not losing 7,000 businesses a year, despite what you've heard
Oft-cited numbers in politics and the press based on misinterpretation of city licensing data

Quick. How many businesses closed in Calgary during the downturn?
About 7,000 a year? That rings a bell. Or was it 11,000? You might have heard that, too.
Eye-popping numbers like these have been thrown around in politics
and the press for the past few years. They've been shared on social
media and repeated during election campaigns. A story has emerged that
businesses are being shuttered in this city at an extraordinary rate.
There's only one problem. It's not true.
So how many businesses actually closed in Calgary? We'll get to that in a moment.
But first, we should understand why the inflated figures became so entrenched in our city's narrative.
The crux of the confusion
The numbers originally came from the City of Calgary's business
licensing department. They're the people you go to when you want to open
a restaurant or a retail store, or even a hair salon in your basement.
They also dutifully provide, when asked by reporters or researchers, a
tally of how many new business licences were issued and how many were
closed out in a given year.
But to read that as a count of business openings and closures is a
misinterpretation of what that data actually means, said Kent Pallister,
the city's chief licence inspector.
The issue is that business licences are non-transferrable. Any time a
business changes owners or ownership structure, the city must end one
licence and issue a new one. And this is recorded as both a "closure"
and an "opening," even though the business hasn't gone anywhere.
So when Sobeys bought out Safeway, for example, Pallister said every
one of those grocery stores in Calgary was counted as a closure and then
again as a new business licence, due to the change in ownership. So you
can see where the problem is.
The Sobeys grocery store chain reached a deal
in 2013 to buy more than 200 Safeway stores in Western Canada for $5.8
billion. The change in ownership for each store was recorded in
Calgary's business licensing system as a "closure" followed by an
"opening" of a new business licence. (CBC)
Pallister believes the majority of the 7,214 licences that were
closed in 2016 were the result of changes in ownership. In that same
year, probably not by coincidence, the city issued 7,376 new business
licences.
Is your head spinning yet? You're not alone.
The licensing data is hard to puzzle out. News articles based on
apparent misunderstandings have stood unchallenged and become a part of
the public record. The numbers have confused many people — including
politicians — even as they've been eager to share them.
Numbers as political tools
The licensing data has been used to paint an especially dire picture
of the city's economic situation and, inversely, to portray the economic
recovery.
As a candidate for city council last year, Jeromy Farkas asserted in a Facebook post that "11,000 Calgary businesses closed or moved on in 2016 alone."
When challenged on the figure, he cited as his source a 2016
newspaper article. This article had come up with the number 11,000 by
adding the number of business licence closures to the number of
businesses that had changed address. Or, as the article put it, "moved."
Farkas' social media posts, meanwhile, used the phrase "moved on," which could create an even more alarming impression.
It's also unclear where the 11,000 number came from in the first
place. According to city data provided to CBC News (which we asked them
to double-check and re-check again) there were 7,214 licence closures in
2016 and another 1,411 business that moved, which adds up to 8,625.
On the other side of the coin, we've also seen the business licence
numbers employed by politicians trying to spread word of Calgary's
economic rebound.
"There's never been a better time to start a small business," Mayor Naheed Nenshi toldThe Calgary Eyeopener in a year-end interview. "And 8,000 entrepreneurs started small businesses here in 2017."
That number was an approximation from the same city licensing data,
which showed 7,332 new licences last year. But, again, many of these are
simply the result of changes in ownership and not actually new
businesses starting up.
So what are the real numbers?
It depends who you ask.
How many businesses actually closed?
While the raw licensing numbers have been cited in the press and on
social media, Calgary Economic Development relies on a different data
set to monitor the city's business climate.
"We take the numbers that are distilled out ... that just show the
pure number of actual new businesses opening and numbers of businesses
that have closed," said Courtenay Ellingson, the organization's
vice-president of research and strategy.
Those numbers, compiled monthly by the city's economic research department, come in a lot lower.
And here they are.
A total of 2,435 businesses turned out the lights in 2016, according
to this data set. At the same time, 3,795 new business opened.
That's roughly the same as 2015.
And in 2017, there were 2,108 closures and and 3,286 openings in the
first 11 months of the year. (Data for December hasn't been reported
yet.)
Licensing data 'far from perfect'
Scott Crockatt with the Calgary Chamber said the organization keeps a
close eye on business licensing numbers but cautioned against looking
at the data in isolation.
"It's far from perfect for a number of reasons," he said.

For one, not all businesses are included. The city doesn't license
doctor's offices, law firms, accounting practices and other types of
commercial enterprises that are licensed by higher levels of government
or professional colleges and associations.
The licence numbers also tell you nothing about how many people
businesses employ. A big company with 500 people on staff counts the
same as that hair salon operating out of someone's basement.
In fact, when a major employer shuts down, the city has often seen a corresponding increase in licences as laid-off workers look to self-employment and start up their own, home-based enterprises.
"Historically speaking, in bad economic times, our licences go up;
they don't go down," said Pallister. "So they don't reflect the
economy."
One number doesn't tell the whole story
When it comes to gauging the economic health of the city, both
Calgary Economic Development and the Calgary Chamber look at a
constellation of data points. They also engage local businesses directly
through an annual survey.
Those results showed diminishing confidence during the downturn but the latest edition is trending up.
"Over the last year, the perception of Calgary's economy is slowly
improving," Ellingson said.
"Business leaders and business owners are
feeling slightly more optimistic about the future."
Crockatt said more than a third of respondents plan to hire more
people in the upcoming year but he also warned it's "certainly not all
roses" for entrepreneurs in Calgary these days.
"They're feeling more optimistic but their business results haven't
necessarily improved yet," he said. "So celebration is certainly very
premature. But cautious optimism is totally called for."
As for the licensing numbers, Crockatt said they, like any bit of data, should be considered as part of a much larger whole.
"Relying on any single number for a perception of the economy is, almost by nature, taking it out of context," he said.
These numbers, after all, are used to shape public opinion — and
public policy. They have informed past decisions and will guide our
future choices. So it's worth making sure we get them right.

special adviser to
Governor Mark Carney to succeed the former Goldman
Sachs Canada chief
executive who is currently in that role. Siddall
has also been employed at
Goldman Sachs (GS) during a 20-year carer in

senior executive at Fort Reliance Co., the
holding company of Irving

investigation within eight weeks. If you are unhappy with the outcome of

Bob
Bauer a former blogger for Huffington Post returned to Perkins $ Coie after a
period of service to President Barack Obama as his White House Counsel from
December of 2009 until June of 2011.
He is now General Counsel to the
President’s re-election committee, to Obama for America, and General Counsel
to the Democratic National Committee. He has also served as co-counsel to the
New Hampshire State Senate in the trial of Chief Justice David A. Brock
(2000); general counsel to the Bill Bradley for President Committee
(1999-2000); and counsel to the Democratic Leader in the trial of President
William Jefferson Clinton (1999).
He has co-authored numerous
bipartisan reports, including "Report of Counsel to the Senate Rules and
Administration Committee in the Matter of the United States Senate Seat From
Louisiana" in the 105th Congress of the United States (March 27, 1997);
"Campaign Finance Reform," A Report to the Majority Leader and Minority
Leader of the United States Senate (March 6, 1990); and "The Presidential
Election Process in the Philippines" (1986), a bipartisan report prepared at
the request of the Chairman and Ranking Member of the U.S. Senate Committee
on Foreign Relations.
Too bad so sad the lawyer Obama didn't ignore
his legal counsel and check my work for himself long ago. It is clear to me
that Bob Bauer never studied Maritimers and their lawsuits as closely as I
studied his work over the years.
If
Obama does not finally simply say my name and expose what he knows about
Romney and I way back before he was even a Governor then he deserves to lose
this election.
However even though I would NOT wish to see another GOP
president you and your Bankster buddies won't mind that a bit but I doubt the
NDP and the Liberals will agree EH Mr Prime Minister?
Some
wise should scroll to the botom of this email and unserstand that it was
Fidelity that knowly sold the Title Insurance on the fruldulent sale of my
family's home in 2005 then Citizens Bank illegally recorded the discharge of
a mortage long after the deal was done and I heve the records from the
Registry of Deeds. Clearly the Royal Bank Of Scotland and British FSA has
ADMITTED knowing all this for wat past too long.

After
breaking the icecap on my name in the media yesterday I am speaking again
today on Dr Bill Deagle's radio show on GCN. My intention today as I speak
again on Dr Bill's show is to try to expose my knowledge of what Barack Obama
and his cohorts knew about my concerns beginning back in 2004 long BEFORE he
was elected Senator and how he quite likely used the material I sent him
byway of his assistant Peter Coffey to become the keynote Speaker at the
Democrat's convention in July of 2004 that gave rise to his popularity with
the malevolent assistance of Howard Dean and many others. Perhaps
you should tune in to the alternate media for your source of true
info.
On a personal level in the strange world of coincidences it was
a Yankee Judge named Coffey who was my neighbor in Milton MA (the
town where George H. W. Bush was born) that became involved in my
false imprisonment in Boston in October of 2004 based on an unsigned
illegal criminal complaint in a court with no jurisdiction to even atempt
to hear such a matter in the first place. More importantly Dennis Kucinich
knew everything a year before that happened when he was running for the
presidentil nonination in 2003 and 2004. Just before my phone line was cut in
Milton MA I called Kucinich office they acknowledge hhis response to me in
2003 but denied knowing what I sent his lawyer lady friend at the time. When
invited him to come to court on October 1st, 2004 to help me impeach George
W. Bush. Kucinich's people declined my offer just like my wife's Yankee
lawyer Barry Bachrach who also chickened out. Not long after that call my
phone line was cut and I went to jail without being legally arrested
and held under the charges of "other" in solitary confinement without
bail until the Canadian Department of Foreign Affairs paid me a visit.
No kidding I hve the documentation posted in my files within
SCRIBD. Google me sometime before you dare to call me a liar or a nut.
Clearly I studied you dudes. It was not a cold call today EH?

the US Attorny's office finally practices full disclosurement as to who I am
and what my concerns are as per the Rule of Law within a purported
democracy.

to privacy of others when it suits their malicious ends in order
to protect their butts from impreacment, litigation and
prosecution.
The people in the US Attorney's Office and the SEC etc are
very well aware that I protested immediately to everyone I could think of
when the instant I knew that my correspondences went under seal and
Madoff pled guilty so quickly and yet another cover up involing my
actions was under full steam. Everybody knows that.the US Government has
been trying to keep my concerns about the rampant public corruption
a secret for well over seven long years. However now that a lot of poeple
and their countries in general are losing a lot of money people are beginning
to remember just exactly who I am and what i did beginning over seven years
ago..

Bob
Bauer a former blogger for Huffington Post returned to Perkins $ Coie after a
period of service to President Barack Obama as his White House Counsel from
December of 2009 until June of 2011.
He is now General Counsel to the
President’s re-election committee, to Obama for America, and General Counsel
to the Democratic National Committee. He has also served as co-counsel to the
New Hampshire State Senate in the trial of Chief Justice David A. Brock
(2000); general counsel to the Bill Bradley for President Committee
(1999-2000); and counsel to the Democratic Leader in the trial of President
William Jefferson Clinton (1999).
He has co-authored numerous
bipartisan reports, including "Report of Counsel to the Senate Rules and
Administration Committee in the Matter of the United States Senate Seat From
Louisiana" in the 105th Congress of the United States (March 27, 1997);
"Campaign Finance Reform," A Report to the Majority Leader and Minority
Leader of the United States Senate (March 6, 1990); and "The Presidential
Election Process in the Philippines" (1986), a bipartisan report prepared at
the request of the Chairman and Ranking Member of the U.S. Senate Committee

Too bad so sad the lawyer Obama didn't ignore
his legal counsel and check my work for himself long ago. It is clear to me
that Bob Bauer never studied Maritimers and their lawsuits as closely as I
studied his work over the years.
If
Obama does not finally simply say my name and expose what he knows about
Romney and I way back before he was even a Governor then he deserves to lose
this election.

Somebody

Fidelity that knowingly sold the Title Insurance on the fraduulent sale of my
family's home in 2005 then Citizens Bank illegally recorded the discharge of
a mortage long after the deal was done. They and the FSA know I have the
records from the Registry of Deeds. Clearly the Royal Bank Of Scotland and
British FSA has ADMITTED knowing all this for way past too

can’t step in to investigate a complaint until the financial business you’re
unhappy with has had the opportunity to look at it first. So you need to
complain to the financial business, if you haven’t done so already. There are
two ways to do this:
1) You can contact the business yourself, asking
them to deal with your complaint under their official “complaints
procedure”.
2) You can phone us directly on 0800 0 234 567 (8am-6pm,
Monday to Friday) to discuss your complaint with us – and we can send details
to the business for you.
Businesses normally have to complete their
investigation within eight weeks. If you are unhappy with the outcome of
their investigation (or more than eight weeks have passed) you can ask us to
look into
the complaint.
2) You can phone us
directly on 0800 0 234 567 (8am-6pm, Monday to Friday) and we will take some
details – and send you a complaint form for you to sign and return to
us.

Bauer a former blogger for Huffington Post returned to Perkins $ Coie after a
period of service to President Barack Obama as his White House Counsel from
December of 2009 until June of 2011.
He is now General Counsel to the
President’s re-election committee, to Obama for America, and General Counsel
to the Democratic National Committee. He has also served as co-counsel to the
New Hampshire State Senate in the trial of Chief Justice David A. Brock
(2000); general counsel to the Bill Bradley for President Committee

that Bob Bauer never studied Maritimers and their lawsuits as closely as I

Obama does not finally simply say my name and expose what he knows about
Romney and I way back before he was even a Governor then he deserves to lose
this election.

After
breaking the icecap on my name in the media yesterday I am speaking again
today on Dr Bill Deagle's radio show on GCN. My intention today as I speak
again on Dr Bill's show is to try to expose my knowledge of what Barack Obama
and his cohorts knew about my concerns beginning back in 2004 long BEFORE he
was elected Senator and how he quite likely used the material I sent him
byway of his assistant Peter Coffey to become the keynote Speaker at the
Democrat's convention in July of 2004 that gave rise to his popularity with
the malevolent assistance of Howard Dean and many others. Perhaps
you should tune in to the alternate media for your source of true
info.
On a personal level in the strange world of coincidences it was
a Yankee Judge named Coffey who was my neighbor in Milton MA (the
town where George H. W. Bush was born) that became involved in my
false imprisonment in Boston in October of 2004 based on an unsigned
illegal criminal complaint in a court with no jurisdiction to even atempt
to hear such a matter in the first place. More importantly Dennis Kucinich
knew everything a year before that happened when he was running for the
presidentil nonination in 2003 and 2004. Just before my phone line was cut in
Milton MA I called Kucinich office they acknowledge hhis response to me in
2003 but denied knowing what I sent his lawyer lady friend at the time. When
invited him to come to court on October 1st, 2004 to help me impeach George
W. Bush. Kucinich's people declined my offer just like my wife's Yankee
lawyer Barry Bachrach who also chickened out. Not long after that call my
phone line was cut and I went to jail without being legally arrested
and held under the charges of "other" in solitary confinement without
bail until the Canadian Department of Foreign Affairs paid me a visit.
No kidding I hve the documentation posted in my files within
SCRIBD. Google me sometime before you dare to call me a liar or a nut.
